We are your project manager, working on your behalf and putting your interests first.

Your Project Manager on the Ground in Greece.

The architect designs and the contractor builds. KG Nordic sits on the owner’s side, coordinating the technical workstream, following delivery and reporting directly to you.

We work with the appointed architects, engineers and contractors without replacing licensed designers, statutory supervisors or the contractor’s own delivery responsibilities.

Close to Delivery, Independent from It.

We work constructively with architects, engineers, contractors and suppliers while remaining appointed by and accountable to one party: the owner.

The mandate does not replace licensed designers, statutory supervisors or contractors. It coordinates their inputs, tests progress and information from the owner’s perspective, and identifies decisions that require owner approval.

What We Manage.

Scope, Procurement and Project Setup

Define the delivery scope, review tender and contractor proposals and clarify responsibilities before works begin.

Contractor and Consultant Coordination

Coordinate information, technical decisions, procurement items and dependencies across the appointed project team.

Programme and Site Follow-Up

Track progress, outstanding actions and practical issues that could delay or disrupt delivery.

Quality and Workmanship Review

Inspect relevant stages of the works, document observations and identify workmanship or technical issues requiring action.

Cost, Variation and Invoice Review

Review reported progress, variations, payment milestones and supporting information before owner approval.

Completion and Handover

Track defects and outstanding works, support testing and snagging and report through completion and handover.

Project Management or Project Governance?

Project Management manages execution for a specific property: coordination, site follow-up, quality, cost review and handover.

Project Governance sits above an existing project team and defines owner-level decision rights, reporting, change control, risk, escalation and accountability.

When Owners Use This Service.

New Build or Major Upgrade

For new homes, major MEP replacement, pools, external works or complex rectification where several technical interfaces must be coordinated.

An Owner Managing from Abroad

For clients who cannot be on site regularly and need a consistent project manager representing them in Greece.

Frequently Asked Questions About Project Management in Greece.

What does an Owner’s Representative do on a renovation or construction project?

KG Nordic acts as the owner-side project manager, coordinating consultants and contractors, following progress and procurement, reviewing quality and cost information and supporting completion and handover.

Is this the same as a contractor’s project manager?

No. A contractor’s project manager works within the contractor’s delivery organisation. KG Nordic is appointed by and reports to the property owner.

When should independent project management begin?

Ideally before contractor appointment, while scope, tender information, responsibilities, programme and commercial expectations can still be clarified. KG Nordic can also enter an active project where delivery has become unclear.

How often is the site attended?

Attendance depends on project stage, pace, complexity and technical risk. The required frequency is agreed as part of the mandate and may change during delivery.

What is the difference between Owner’s Representation and Project Governance?

Owner’s Representation manages execution for a specific property. Project Governance sits above an existing project team and defines owner-level decision rights, reporting, change control, risk, escalation and accountability.
