WHY NOW
1
An EPC is required to sell
Every Greek sale needs an energy performance certificate at the notary. A poor rating is now a number every buyer sees, and it shapes the price.
2
Standards are tightening
The EU's revised EPBD is bringing minimum energy standards for existing homes. Greece is transposing them now, with the thresholds being finalized.
3
Hot, costly, falling behind
CHOOSING THE RIGHT ROUTE
The appropriate route follows the property, its use and the owner’s capital decision.
★
A primary residence
The review considers the building’s condition, energy performance, occupancy pattern and current programme eligibility. Any available support is treated as an input to the business case, not as the reason to select a system.
☼
A second home or investment asset
Privately financed upgrades require the same discipline: clear objectives, compatible systems, comparable proposals and owner-side control. The appropriate combination may include heat pumps, solar, storage, controls or envelope measures, depending on the asset.
HOW IT WORKS
1
Diagnostic Review
We establish the property, current systems, intended use, constraints and the decision the review must support. Available documents and proposals are identified before scope is confirmed.
2
Options and Proposals
We compare technical options and supplier proposals, test assumptions and identify integration, programme and cost risks. Licensed designers and installers retain responsibility for their respective work.
3
Owner-Side Oversight
Where required, KG Nordic monitors agreed milestones, information, change and quality observations through delivery and commissioning, reporting directly to the owner.
WHY KG NORDIC ADVISORY
KG Nordic is appointed by the owner. We do not sell equipment or receive contractor commissions. Advice, coordination and reporting are defined separately from the responsibilities of designers, installers and statutory professionals.
The purpose is to give the owner a clearer basis for system selection, procurement and delivery without adding another sales interest to the project. Professional background and scope information are available during mandate discussions.
FAQ
How much state support can I get?
For a qualifying primary residence, the Exoikonomo program covers up to 80% of eligible costs, with eligible costs up to around €24,800 and an owner contribution from around €5,000, VAT included. The exact figures and opening date are confirmed at the start of each cycle, with the 2026 round expected in autumn. We confirm what applies to your address in the eligibility check.
Can a holiday or second home get the grant?
No. The main grant is for primary residences only. For a second home we deliver the same upgrade on a privately financed basis, focused on the coming standards, running costs and comfort, and we check whether rooftop solar programs apply to your property.
I live abroad. Can I still qualify?
Foreign ownership is not a barrier in itself. What matters is how the property is used and registered. Relocators, retirees and Golden Visa buyers who make it their main home, and owners who let long-term, can qualify. We assess your situation directly.
What is the Eligibility Check?
A 30-minute video call in English, an indicative assessment of whether you qualify for a grant, a privately financed upgrade or neither yet, and a follow-up email with a checklist and next steps. It is credited in full toward your project if you continue with us.
Do you add a fee on top of the subsidy?
No. The contractor invoices you directly and we never mark up subsidized costs. Our fee is for advice, coordination and management. That independence is the point, and it is the part a local competitor cannot copy.
