The grant is for primary residences. The route differs for everyone else.



A primary residence (or soon to be)

Relocators, retirees, non-dom movers and Golden Visa buyers who make the property their main home can qualify, as can owners letting long-term to a registered tenant. Foreign ownership is not a barrier in itself, and a lower Greek income can place you in the highest support band.



A holiday or second home

Not eligible for the main grant, so we deliver the same upgrade on a privately financed basis, focused on the coming standards, running costs and comfort. Rooftop solar with battery storage may apply depending on the rules, which we verify for your address.

How much state support can I get?

For a qualifying primary residence, the Exoikonomo program covers up to 80% of eligible costs, with eligible costs up to around €24,800 and an owner contribution from around €5,000, VAT included. The exact figures and opening date are confirmed at the start of each cycle, with the 2026 round expected in autumn. We confirm what applies to your address in the eligibility check.
