A villa under construction and a house before purchase

Client: Ali, private owner, Greece

Mandate: Owner-side mid-construction inspection of a new-build villa, and a pre-acquisition inspection of an existing house with complex water ingress

Ali asked us for two separate jobs. On the villa, the structure was up and the plumbing, drainage, electrical and air conditioning were being roughed in, so we inspected on site before floors, walls and ceilings were closed, compared what had been built with the approved drawings and studies, and classified every point as a cited Greek requirement, a strong recommendation or a precaution. On the existing house he was considering buying, the question was complex water ingress from several sources acting together. We mapped the moisture over two days against a dry reference, tested where the water came from, reviewed the documents for his lawyer and returned in heavy rain to confirm the picture. Both reports are written in English with photographs, with every finding tied to the drawing, study or regulation behind it.

“I hired Rikard at KG Nordic Advisory for two separate jobs: a pre-purchase inspection on an existing house and an independent review of a mid-construction project I have underway. Both times he delivered extremely detailed reports that documented every issue, with photos, measurements and clear explanations of what each finding means and what to do about it.

Rikard is very professional and thorough. He asked good clarifying questions before starting, and along the way he taught me a great deal about proper building techniques — why things fail, and how they should be done instead. When it came to discussing issues with my contractors, he applied the relevant building regulations and standards, which made those conversations far more productive.

What sets him apart is that he looks at a house holistically and on a long-term timeline — how the building will perform over decades, not just whether something passes today. That is a very different mindset from what you typically get from a tradesman working on his own trade, and it has already saved me from several expensive mistakes.

Hiring Rikard was an excellent decision. I look forward to working with him again in the future and would recommend KG Nordic Advisory to anyone buying or building in Greece.”

Technical screening of a Golden Visa shortlist in the Athens area

Client: International investor purchasing an apartment as part of a Greek Golden Visa application

Mandate: Phase 1 desktop red-flag screening, coordinated with the buyer’s Greek lawyer

The buyer had a shortlist of four properties in the Athens area at different stages of construction, mostly marketing material to compare them on, and wanted the legal and technical sides kept clearly apart. We screened all four on paper, coordinated with his Greek lawyer, and reviewed the front-runner’s permit records, approved drawings and technical documents in detail. Every finding was marked by its source: documented in an official record, claimed by the seller side, or open. He received a screening report with a comparison table and a list of documents to request from each developer. One property was identified as worth taking further, based on the documents available at the time. That was not a confirmation of its construction condition or of Golden Visa eligibility, which rest with the seller’s engineer and the buyer’s lawyer. Further inspections during construction were recommended but have not yet been commissioned.

“KG Nordic provided an independent and well-structured technical screening of the properties I was considering in Athens. I particularly appreciated their clear identification of potential risks, transparent distinction between verified information and outstanding questions, and effective coordination with my Greek legal adviser. Their assessment helped me make a more informed decision about which property warranted further investigation.”

Named and anonymous references

Each client decides whether to appear by name or anonymously. A named client appears by first name only. For every reference, named or not, we leave out exact locations, dates, prices, measurements, project names, product names and the names of other professionals involved. Some details are generalised; none are changed or invented. Every client has read and approved the text before publication, and can withdraw it at any time. Scope and report structure can be discussed in a call; project details stay confidential.
