What Makes Buying from Dubai Different
You are buying what you cannot see
Most Gulf-based buyers commit to a Mediterranean property they have visited once, briefly, or not at all. The sales process is built for that distance: renderings, video tours and a broker who is paid when you sign. Our role exists to close that gap. We are on the ground, we work only for you, and our report is the one document in the transaction produced by someone with nothing to sell.
The golden visa price trap
In the popular golden visa segments, asking prices track the visa threshold rather than the building. Two compliant apartments at the same price can differ by six figures in real condition and coming capital expenditure. An independent technical review before you sign is the only instrument in the process that prices the building instead of the visa.
Distance ownership needs a system
After completion, the distance remains. Seasonal homes and rental assets degrade quietly: moisture, small leaks, unattended faults that grow expensive. We provide structured monitoring for overseas owners, with scheduled checks and written reporting, so the asset is held with the same discipline it was bought with. If you are buying for yield, start with the investment guide.
Frequently Asked Questions
Can you review a property we have not seen ourselves?
Yes, that is the normal case. Most engagements from Dubai start with a Remote Asset Review of the documents and the listing, and continue to an on-site inspection only when the asset justifies it. Every report is delivered in English, with a call to walk through the findings.
Do you work with golden visa purchases?
Frequently. We do not sell visas or property and we take no commission from developers or agencies. Our role is the technical review of the asset itself: condition, permits, delivery risk and the capital expenditure the price does not show. Program rules change between cycles, so we verify current conditions at the start of each engagement.
Which countries do you cover?
Greece is our operating base, with Cyprus following. For other Mediterranean markets we provide document-level reviews and can coordinate on-site assessments with local engineers under our reporting standard, with one point of contact throughout.
How does an engagement start from Dubai?
Send the listing or project documents. We respond with a fixed-fee proposal, and most engagements begin remotely within days. No travel is required on your side at any stage of the process.
Are you connected to any agency or developer?
No. KG Nordic Advisory is exclusively buyer-side. We never work for sellers, developers or contractors, which is exactly what makes the report worth having.
Wealth managers, family offices and residency advisors are paid so their clients never have to think about any of this. We are the part of that promise that covers the building: inspections, technical due diligence, project oversight and ongoing monitoring, with one point of contact, delivered discreetly in English. We hold no stake in the sale and no ties to developers or agents. A confident client closes fast, and we are the part of your process that creates that confidence, never the part that slows it down.
Discuss a Collaboration
Most engagements begin with a remote document review before any site visit is scheduled.
